From interest to ownership

Five steps, none of them on site.

The purchase can be handled entirely from abroad. Only if you also apply for a residence permit is an appointment in Georgia required.

  1. Choose a unit and lock in the price

    From what is currently available. The price is reserved in your name and documented from day one.

  2. Sign the purchase agreement

    Ten per cent down. The purchase can be settled entirely in cryptocurrency — fiat money is not required.

  3. Bridge the construction period

    Twenty-four monthly instalments cover a further thirty per cent. Construction progress and payment schedule stay visible throughout.

  4. Handover and transfer of title

    Bank financing for the balance, keys handed over, registration. Ownership passes to you in full.

  5. Receive the income

    Furnishing, finding tenants and management are handled by AIXCO. Payouts are weekly.

You pay 40% of the purchase price to acquire 100% of the apartment.

On bank financing: Georgian banks usually finance at least 60% of the property value. Approval is subject to the lender's consent and to your credit standing; on a strong profile the financed share can be higher.

After handover

You hold the title. We run the operation.

An investment property 3,000 kilometres away only works with management on the ground. These services are part of the offer.

Letting

Turnkey furnishing, finding tenants, looking after guests and accounting. The surplus is paid out weekly.

Maintenance

Servicing, cleaning and property care through the building management — including the shared areas.

Legal & resale

Bookkeeping, reporting, compliance and support with the resale if you want to unwind the position.

What you should know beforehand.

  • Completion is scheduled for July 2028. Until then no rent comes in, but your instalment goes out.
  • Prices here are given in euros; settlement is usually in US dollars or Georgian lari. Exchange rates move.
  • Return figures are projections based on published market data, not promises.
  • Bank financing only becomes relevant at handover and is subject to a credit assessment.
  • Selling within two years incurs Georgian capital gains tax; after that it falls away.
  • Your tax liability in your country of residence is untouched by this — have it checked independently.
