What we do

We run Batumi Real Estates: a platform on new-build apartments in Batumi. We bring together the seller's figures and public market data, set them out clearly, provide a calculation model whose assumptions are fully disclosed — and, if you wish, put you in touch with the advisers who handle the sale.

And what we expressly do not do

• We do not sell. AIXCO Global Assets GmbH in Batumi is the seller, the developer and your contractual counterparty. We do not become a party to the purchase agreement.
• We do not advise. Neither legally nor for tax nor on investment. The advice is given by the seller's advisers.
• We do not inspect the construction project. Construction, deadlines, quality and handover are the seller's responsibility. We reproduce their figures and mark them as such.
• We introduce — on the seller's instructions. That is our role, and we receive a success-based fee from them for it. So we are not your representative; we stand on the selling side. You should know that as you read this website.

This distinction is not small print. We are paid on success — so we do have an interest in a deal, and you should keep that in mind as you read. That is precisely why we set the figures more conservatively than the brochures: a return that turns out after handover to have been flattered costs us more than it ever brought in.

These details can be verified in the Swiss commercial register. We give them in full, because in a cross-border transaction that is the first thing a careful buyer checks — and because a contact based in Switzerland stays reachable when questions remain.

How the calculation model is built

The investment calculator on this website does not use the return figures from the sales documents but a model of its own. Every assumption is visible and adjustable: the uplift to completion, the rental yield, capital growth, tax and an allowance for management and vacancy.

It calculates more conservatively throughout than the brochures. The fit-out enters the value at cost, not marked up; tax and management are deducted. The result is neither a forecast nor a promise but a calculation you can follow — you can change every figure yourself and see at once how sensitive the result is to it.

The seller and the advisers

AIXCO Global Assets GmbH develops and sells the Reverance Living Batumi project in Adlia Street 59, Batumi, Georgia. They and the advisers they instruct conduct the sales conversation, answer questions on the contract, the payment schedule and the handover, and conclude the purchase agreement with you.
